1) MLS ID#
2) Company
3) Name
4) Best contact information
It is strongly recommended that ALL offers be submitted with up to date Proof Of Funds and a mortgage pre-qualification letter.
1) Since the property you are selling/buying is always sold in "as is" condition, the buyer's lender must provide a written commitment stating that they are willing to finance the given property in it's current "as is" condition. 2) The name on the offer MUST match the name on the proof of funds received by Get Green.
3) The name MUST be in full and exactly as it will appear on the final Contract and on the Deed.
4) Seller will not provide abstract, survey, or pay transfer tax.
5) All properties will be sold in strictly "as is" condition.
6) C of O's will not be supplied.
7) Zoning will not be guaranteed or implied.
8) Property condition disclosures do not apply.
9) All offers will be presented to the seller as long as rule #1 is fully satisfied, no exceptions.
10) Listing broker, Get Green REO Services, is not responsible for the seller counter offers and/or the time it takes the seller to reply to any and all offers or requests, no exceptions. Note: On many occasions it takes sellers several days to respondto offers, in some instances it takes weeks, and sometimes no responses are given. 11) Listing agents, Get Green REO Services, will not be responsible if the seller does not counter or rejects offers for any reason.
12) Multiple offers will be countered with seller's requests for "highest and best: offer in order to allow all the bidders to have a fair shot at the purchase. (This rule will apply in most cases). Please note: The highest price is not an instant guaranty for successful outcome, as it is only one part of the offer.
13) Get Green REO Services has no control over the "highest and best" offers and will not contact each individual agent in order to advise him or her as to how many offers are submitted or when they were sent to our office, and most importantly as specified earlier "all offers will be presented" in a timely manner. All agents will be notified if there offer was excepted or rejected.
14) Get Green will contact you regarding your offer only when we receive response from the seller.
15) Most offers are negotiated verbally or through other channels established by the seller, therefore in most cases the counters received will not be in writing. 16)ALL ACCEPTED OFFERS ARE SUBJECT TO CORPORATE APPROVAL AND SHOULD NOT BE CONSIDERED FINAL UNTIL SIGNED BY THE SELLER.
